On a million-dollar coastal home here in San Diego, that’s about $20,000, although let’s be honest, you’re not going to find much around here for a million anymore.

And this isn’t hypothetical for us. FEMA recently updated its flood maps and reclassified parts of Mission Beach, PB, and Bird Rock, up to La Jolla Shores, from low or moderate risk to high risk. That reclassification means higher insurance costs for buyers, and that directly affects what they’re willing to pay for your home.
